If you are selling your home, you should be able to do everything to make it attractive and desirable to potential buyers. However, to help some of the most important things you can do to your agent sell your house might not initially be obvious.
For example, it is always a good idea for you to be home, while a representative of your house does not show. It can be awkward for the buyer, the house tour with you, because they are not free to make the uninhibited comments, especially about things thatdo not comply with them. If you are at home, they do not want your feelings by making a negative comment about some improvements you have made that you can be proud of hurt.
If you do not leave just for some reason, try in a particular area of the house, like a living room or, as the buyer free rein to explore it for the rest of the house, including the entire stay - important, kitchen, bathroom and bedroom. If there is more than one person at home, have alltogether in what room you choose to remain logged in
If you know that buyers come to your home tour, do not try to improve the smell of the house by using sprays or scented candles. It is possible that the buyers will assume that there is a reason why you have decided to try to disguise the natural scent of your home with fragrances, even if that's not the truth. In general, you can achieve a subtle pleasant scent, if you are on a burner on your electric stove again only for a moment, and then aDrops of vanilla extract to it. That was a hint of vanilla-type scent wants to go to the kitchen, as if you cook something nice lately.
If you have pets on, they can raise specific problems with the sale of your home. Often homeowners get used to the smell of cats and dogs, but someone in the home will immediately notice if the smell is too strong. Keep your cat in one room, and empty the litter box. Dogs should be outdoors as much as possible, if the buyer toursat home. Do you have friends going into the house and tell you honestly, if your cats or dogs smell. If they can, the problem immediately. Make sure your kitchen garbage does not stink, either. This can be a turnoff to buyers.
It may seem obvious, but you must keep it clean your house, if someone comes to tour it. Keep the kitchen sink, clear dishes, pick up toys, clothes and papers, and keep the carpets vacuumed. It will make the home that much more desirableBuyer.
Doing these simple things will help a long way to your agent sell your house and could even add thousands of dollars to your sales go into the process!
